This post is about how to change ownership account for TNB, Syabas and IWK.
Tenaga Nasional Berhad (TNB)
- Bring photocopy SNP, first 2 page and last page (signage of seller and buyer page)
- Photocopy IC
- Latest bill if any- to be safe
- Deposit-cash/card(bring cash to be safe in case card can’t be use. Deposit amount depends on electric phase type. Check here
- Can do at any TNB branches
- If any outstanding bill, they will deduct from previous owner deposit. Previous owner must come to collect deposit by themselves
Syarikat Bekalan Air Selangor (Syabas)
- Bring photocopy SNP, first 2 page and last page (signage of seller and buyer page)
- Photocopy IC
- Latest bill if any- to be safe
- Deposit, RM 70-100.
- Can do at any SYABAS branches
- If any outstanding bill, they will deduct from previous owner deposit. Previous owner must come to collect deposit by themselves
Indah Water Konsortium (IWK)
Can do online. Send email to care@iwk.com.my. Or send enquiry if not sure.
Usually IC and first 2 pages and last page (signage page) of SNP need to attached. They will ask necessary document if require. Any outstanding bill must be settled before ownership can be change. Or carry forward to new owner if agree. If property is vacant for certain period, we can ask to waive during that period

as i remember i never need previous owner ic. just bring documents to prove the property is yours. snp usually does.

I’ve sold my property to the new owner and went to TNB for account termination. however, when the TNB technician came to remove the meter they cant’t bring out the meter and my termination request were still pending since the new owner can’t be contacted. How can i get back my deposit if the new owner didn’t turn up to register his ownership, and the bill is still under my name.

Sharing my experience, for Transfer of Ownership for subsale property at Shah Alam, I went to Klang Kedai TNB at Jalan Meru. You need to pay the following :-
1) Security Deposit ( according to the type of premise)
2) Stamp duty (RM10)
3) Processing fee (RM3)
4) Charge Meter (if any) RM0
* TNB will pay stamp duty on your behalf. So no need to go to stamp office to stamp the form. All settle in TNB.

hi, the previous owner of my house has a huge outstanding bill, and TNB says i must pay the outstanding overdue amount (even though the bill wasn’t under my name)
FYI i went to TNB to change the ownership to mine
not sure why you need to settle previous owner bill. perhaps you can try ask another tnb office?

Just head to Syabas office nearby, they will assist you. Just bring document required. Its quite fast usually, Less than 1 hour and settle everything

Suppose your parents name as authorities need to verify your application with property owner. They require few document related before processing
